The construction loan in detail

How it works

The ,construction loan is a current account loan. Once your own funds have been paid into the account, we use your loan to pay for buying the land and for all the invoices relating to the various works during the building phase. You can keep track of all the expenses and the progress of the work thanks to periodic statements of the invoices paid.

Interest

The interest on your construction loan – the intercalary interest – can be paid during the building phase or included in the overall amount of your financing.

This alternative avoids your having to bear a double burden if you have to pay rent while waiting for your new home to be built.

Consolidation

Partial
You can convert part of your construction loan into a mortgage loan during the building period, as the work progresses. In this way, you protect yourself against a rise in the markets by setting your rate on this first instalment. Your mortgage interest is tax-deductible from your taxable income.

Total
Your construction loan is converted into a mortgage, in one go, at the end of the building phase. You decide how to divide your loan into different interest rate bands, with different terms to suit your personal and professional situation.

The Cantonal Energy Certificate for Buildings (Certificat énergétique cantonal des bâtiments, CECB) measures the quality of a building's envelope, its overall energy performance, and its direct CO2 emissions. To take things one step further, the CECB Plus also offers an advisory report with a view to energy renovation.

The CECB Plus also enables you to secure subsidies, depending on the canton, and mortgages at preferential rates, such as our eco-loan offer.
